The competition proposal transforms the logistics buildings into a socially, economically and environmentally sustainable urban centre of Kera by using modularity of the vast existing structures to create diversity.
By introducing a set of complementary structural elements, the monotonous building volumes are economically fragmented into individual units to meet different spatial, functional and environmental conditions. 95% of the existing materials can be retained in situ or reused in their current form on the site, providing the site with a unique identity and a reflection of its industrial history. An abundance of natural light, fresh air and planting are introduced to the centre by cutting a network of open internal streets and individual courtyards into the existing building volumes.
The streets and the courtyards are the setting for public life, promoting community interaction and serving the interior spaces arranged around them.
A great variety of public and private activities and a mixture of different ownership forms create safe and vibrant, 24/7 active environment and framework for socially sustainable community. Walking and cycling is encouraged by a dense circulation network, covered and protected from any unpleasant weather conditions, and separated from car traffic, which is provided at the fringes of the site. The smart and sustainable community services improve the livability by making daily tasks simpler and by saving the local people time and money. While doing so, they also reduce the carbon footprint of daily life in the area.
The site energy strategy focuses on optimizing the energy consumption of the whole site and not just each building as an individual entity while also providing a base load of renewable energy.
Due to the retention of the existing buildings, the flexibility of the modular concept, and the independent nature of the surrounding new residential areas, the construction process can be implemented in logical phases and the centre remains well adaptable for change also after the completion.
